Design Built
Remodeling Services Design/Build is a “one stop shopping“ approach to remodeling and new construction where the architectural designer and building contractor are one and the same. /p>
  • Imagine the benefits of making a single phone call to a team that can handle your entire construction project.
  • From initial conceptual drawings, budgets, permits, feasibility studies and working drawings to the actual construction and final walk-through, we employ experts in their field to complete each step.
  • An initial “budgeting“ estimate reduces the risk of paying for complete architectural drawings that then require major overhauls to fit within your budget.
  • Developing the design in-house eliminates time-consuming and costly errors.
  • Detail and investigative work are completed up front, all but eliminating surprises during construction.
  • The time frame from design to completion is significantly reduced.
  • Most important of all—design/build gives you a single source of accountability.

Our process for completing a job includes a detailed printed estimate for your perusal that details every step of the work. We go the extra mile every time we paint interiors – including taping off base moldings and covering floors with cloth tarps. We caulk and do minor wall repairs including the filling of nail holes and texture, as needed prior to painting We also don’t mind moving large furniture as a part of the task.
Going the extra mile includes covering ALL surfaces not to be painted with plastic film and paper. Woodwork is always sanded smooth to remove existing brush strokes, then sanding and caulking is performed to create a perfectly smooth finish. We remove all dust particles thoroughly prior to painting, and afterward we haul away all trash and debris, vacuum the carpet and wipe down the floors –leaving interiors considerably brighter and more beautiful than when we began.

BATHROOM REMODEL
Bathroom remodeling is one of the best ways to invest in your home. Besides providing a high return on investment, remodeling a bathroom also gives homeowners the opportunity to improve their experience in a space that often is their only personal sanctuary.

The size and scope of a bathroom remodeling project varies with budget, bathroom size and personal tastes. For example, remodeling a bathroom could be as limited as simply changing the throw rugs, accessories and window treatments, or it could be as comprehensive as replacing the tub, toilet, vanity and flooring.

For most, however, a bathroom remodeling project typically involves replacing some, if not all, of the bathroom plumbing fixtures, installing a new bathroom vanity and counter top, and replacing the flooring. In addition, accessories like new window treatments, floor rugs, and wall painting are also included.

Bathroom Design
Before actually starting a bathroom remodeling project it is important to first develop a bathroom design and layout that specifies your remodeling objectives and desired features. You may want to consider hiring a bathroom designer to help in the process, particularly if your bathroom is relatively small and you want to maximize every square foot of space in it. They also have knowledge of the latest bathroom technologies, so for example you may still be able to fit in a Jacuzzi tub even though you have limited floor space and smaller bathtub plumbing supply lines.

Depending upon the amount of time you spend in your bathroom and the desired features you are looking for in your bathroom remodeling project, you may also want to consider blowing out a wall to increase the overall size of the bathroom. Knocking down a wall, or moving one, however requires careful structural analysis and design to make sure you are not removing or modifying a load bearing wall.

Besides the installation of new bathroom plumbing fixtures, flooring, and a bathroom vanity/counter top you might also want to consider the inclusion of a custom ceramic tile shower in your bathroom remodeling plans. A ceramic tiled shower can provide unique beauty and comfort that is not realized with the standard fiberglass shower stall or combo shower/tub unit. Also, it’s typically best to spend bathroom remodeling dollars on items and features that will get the most use. For example, most people take daily showers, rather than baths.

Also consider heated towel racks and floors, and fog free mirrors. All provide functionality and personal comfort to a remodeled bathroom.Once you have created a layout and determined the major features for your bathroom remodeling project you can then move on to the actual item selection process, such as choosing paint/plumbing fixture/tile color schemes, vanity and counter tops, flooring and tile styles and sizes.
Making decisions on these items can be tough, and again a bathroom designer can give you some good hints on what items work best with each other. As it relates to flooring, ceramic tile is very popular due to its durability, and low maintenance. For the most part, it is also impervious to water and moisture damage. Larger tiles are more popular in bathrooms today, however they require a level and rigid sub floor. Smaller mosaic tiles are also used a lot today and come in a myriad of colors and styles. Smaller tiles also help to reduce slipping in the bathroom.

Bathroom Fixtures
There is an endless array of bathroom fixtures to choose from. In regards to sinks and vanities, there are the traditional cabinet and drop in sink styles, but also very popular today are vessel sinks that sit on top of bathroom cabinets. For smaller bathrooms you may want to consider a pedestal sink.

In terms of bathroom faucets, again, there are many options to choose from. Some work better with different bathroom sink types so make sure to see what faucet works best for your bathroom vanity, countertop and sink selection.

Shower and tub faucet fixtures also vary widely in features. There are massage jets that shoot outwards from shower walls to provide hydro massages while you take your shower. There are also multiple shower head fixtures and even some that mount directly to the ceiling. Always make sure, however, to pick shower and sink faucets that complement the plumbing fixtures.

Bathroom Lighting
One of the most important items to consider in a bathroom remodeling project that is often forgotten until the last minute is adequate bathroom lighting. Plan to include as much natural lighting in the bathroom as possible. Window treatments should be designed for privacy while not blocking natural light entry. Also, make sure the bathroom design includes overhead lighting as well as work lighting over the bathroom vanity / counter top area.

To conclude bathroom remodeling is one of the best investments you can make in your home. Besides providing added comfort and pleasure to you and your family, they provide a high rate of return on investment. Just make sure to develop a good set of plans prior to starting your bathroom remodeling project.

KITCHEN REMODEL
A kitchen renovation is an expensive and major home remodeling project. Kitchen renovation costs can range from $20,000 to $100,000 depending upon the size and materials used in the kitchen remodel. Renovating a kitchen also requires a great deal of upfront planning to ensure you won’t have to leave your home during its construction.

A few years back we went through an extensive kitchen renovation in our home. It involved installing new kitchen cabinets and countertops, replacing the existing kitchen appliances and lighting, installing a new kitchen floor, painting, and installing chair rail and wall paper. Overall it took us a couple of months to complete all of the work.

Prior to actually starting the kitchen renovation demolition and construction we met with a kitchen designer. She first came out to our home and took measurements of the kitchen. We then sat down with her and explained what we were looking for in our new kitchen, and discussed our kitchen renovation budget.

Much of our initial discussion focused on kitchen cabinet construction types, sizes, and materials, as well as countertop surfaces. We also reviewed all of the latest kitchen cabinetry features, including pull-out drawers, Lazy Susan’s, and spice racks.

After my wife and I came to a decision on the kitchen cabinet styles and materials, which took us about a week, we had a couple of additional meetings with the kitchen designer to review the kitchen renovation plans that she had crafted.

One of the key items we had to wrestle with was how to create the most amount of cabinet space without the use of a kitchen island. Our kitchen floor space was just simply too small to include one. In the end, we wound up selecting taller upper cabinets to gain the extra storage space. We also decided to go with granite countertops due to their natural beauty and durability.

The lead time on manufacturing the kitchen cabinets and granite kitchen countertops was 5 weeks, so in the mean time we checked out kitchen flooring options and lighting, as well as faucets and sinks. We wound up choosing laminate flooring due to its durability and warmth, compared to a wood floor or ceramic tile floor. It was also a bit less expensive than the other two flooring options.

In regards to lighting we picked a couple of new ceiling mounted light fixtures that had brushed nickel surfaces. We installed one over the kitchen table area and one over the kitchen sink. For the kitchen sink we went with a double wide deep stainless steel sink.

When the kitchen cabinets finally arrived at our home, the kitchen renovation contractors came out and removed all of the old kitchen flooring, cabinets and counter tops. The demolition was completed in just a couple of hours, and by the end of the day they had the new kitchen cabinets installed. They also installed a plywood counter top and a temporary faucet so that we could use the kitchen over the next couple of days as we awaited the arrival of the granite kitchen counter tops.

The granite kitchen counter tops, sink, and faucet also only took a day to install, so within just 3 days we had a fully functional and almost complete renovated kitchen. The new kitchen floor, along with the appliances, painting, chair rail and wallpaper still needed to be done.

A week after getting the kitchen counter tops installed we had the new kitchen floor put in. Afterwards I installed the new baseboard trim, and chair rail. To wrap up the kitchen renovation, my wife and I painted the walls and added wallpaper on the lower half of the kitchen walls. During the couple of weekends that it took for us to wrap up the construction and painting, the new kitchen appliances arrived and were installed.

Again, from start to finish it took about 2 months to complete our kitchen remodel, and the total kitchen renovation costs approached nearly $20K. Although we spent a fair amount of money on renovating our kitchen, it’s been a few years since we completed it, and we are stilling complementing ourselves on making the investment. The kitchen not only looks great, but it is also more functional. As a result we spend more time in it cooking at home versus going out for dinner.
